History

The rapid economical development since 1950 and the following calm within our country have contributed to the successful mobilization of all enterprises that were related to the property and the expansion of purchases and sales in all regions of Greece.

The removal of the restriction of licenses granted for the profession of Estate Broker resulted in soaring real estate professionals in all departments of the country. The peculiarity of the profession and the multiple and constantly amended provisions on the property necessitated the establishment of a trade union body to monitor and be able to inform their colleagues outside of organized unions in the various departments of the country for both existing legislation and mainly in the details of exercise of the profession.

With this in mind the existing administrations in cities Unions decided to establish a Secondary trade unions adopted on 25 April 1963 under the name “Hellenic Federation of Realtors - P.O.S.M.A.S.”.

Among the objectives of P.O.S.M.A.S. was the drafting of the Association, better organization and cooperation of legitimate brokers in the country and informing both the public and the relevant state bodies for mediation of Realtors on property transactions.

The Federation is a broad and virgin field action developed very active in the organization of brokers in unions where possible, and to educate all new colleagues on the Laws, rules and decisions concerning the profession. The peak of activity then P.O.S.M.A.S. was the realization of the First Panhellenic Conference of the Association of Realtors at HILTON on 9 and 10 October 1966.

The Federation in the form it has continued its activities until 1990. On 31 March 1995 the Administration of the Association of Athens, Thessaloniki, Corfu, Larissa, Messinia, Volos, Rhodes decided to reconstitute the Federation, which was approved by the Minister No. 59/1995 decision of the First Instance of Athens called “Federation Realtors Greece - O.M.A.S.E.”.

After the re-continued in the same business-oriented study and promotion of economic and professional interests of its members in times of serving the community. Monitor the legal operation of offices and several times found the need to denounce to competent authorities breaches States. Also, very often to reports in the Daily Press advises interested parties to purchase or lease real estate deal only in officially licensed premises Realtors located in all cities of the country. They also recommended to avoid the street or those alongside the main profession post notices on the door of one undertaking their lease under the pretext of serving the customer and is not in any way give advance money.

Since the beginning of the creation of the O.M.A.S.E. has as its main goal the enactment bill that defines and clarifies the profession of broker, as happens in all advanced countries. In our country until 1926, one hundred years after the release of any statutory provision had reference to Estate Brokerage. Rapid population growth but with a parallel increase in the purchases and sales have contributed to instability in trade and the successful completion had become a matter to chance. Because of this, and after pressure from the real estate professionals, the state intervened for the first time on 16 June 1926 and published in the Government Gazette issue ended the first legislative decree brokers. “H purposely brokerage mesolavisis to conclude contracts having objectively agorapolisian, antallagin, misthosin as residential property and mortgage synomologisin permitted only to those under the provisions of this recruitment of brokers”. This is the first simple Layout Legislative recognition of a profession which, because of the socio-economic dispatch office was recognized as public interest with character and important terms and conditions for the exercise and not as a mere profession of business.

With these principles, the offer to the community and the mission of the Real Estate Agent and is now a function that relates the proper handling of real estate with private and public light always protect the party, to protect the interests of the State and the proper functioning of the profession and real estate.

The first decree followed decree dated 8 August 1926 (GG 277) LD 13 November 1927 (GG 285) Law 2583/1953 and Law 308/1976.Me the same concepts lawmakers this series of laws that followed, and that each complements the previous depending on the socioeconomic development of the country and with the imposed always guarantees the reliability of the mediator avoided for almost 90 years both misleading and deceiving the public and tax evasion against the State. Lawmakers in 1940 and the authors of the Civil Code, included in the provisions of chapter Brokerage and Articles 703 to 707 and consolidating the fundamentals of brokerage without departing from the mainstream. Unfortunately, in 1993 the Ministry of Commerce as part of government policy to liberalize closed professions measures to complete the internal EU market and after incorrect input and misinterpretation of the actual objectives and Directives of the European Union abolished the existing Law 308/1976 through Presidential Decree 248/93 leading to excesses in the profession who irresponsibly kairofylaktountes cunning erode the legitimate work of professional brokers.

The O.M.A.S.E. With perseverance, effort and pressures for many years managed to April 11, 2012 to vote on the Act 4072 which (together with the report of the troika in the Memorandum) house for, upgrades and modernizes the profession of broker, which, combined with the new Code of Conduct and the institution of the Disciplinary Board shall establish the operating framework comparable to that of developed European countries. For any gaps and deficiencies may exist even the O.M.A.S.E. bound to push and keep awake all competent bodies until the final correction and restore them.

Nowadays, the broker is not limited to the national real estate market but also internationally. Our country has a large number of buildings and areas of special beauty and value, suitable for both tourism and business. Also offers important properties mainly in neglected areas where foreign investment can contribute and help rebuild and revitalize especially in those areas.

A second international operation of the real estate market in our country that operates the broker and may be classified as a national project is the investment of emigrant Hellenism property in Greece and particularly their places of origin. Was the international dimension of the housing market has contributed to the solvency and proper functioning of the real estate profession and which have forged ties with the profession emigrant Hellenism helping to maintenance of national bonds and foreign exchange inflow, events of great importance for our country.
